On-Time Closing Guarantee Terms & Conditions
Atlanta Best Fix and Flip Loans is proud to offer an On-Time Closing Guarantee (“Guarantee”) designed to provide borrowers with confidence and peace of mind throughout the loan process. These Terms & Conditions outline the requirements, exclusions, and limitations of our Guarantee for qualifying real estate investors.
1. What is the On-Time Closing Guarantee?
We guarantee that your loan will close on or before the agreed-upon closing date, provided all eligibility criteria are met. If we fail to close by the specified date due to reasons within our control, you may be eligible for a credit of up to $1,000 toward closing costs.
2. Eligibility Requirements
To qualify for this Guarantee, the borrower must:
• Submit a complete application, including all required documentation, within 24 hours of request
• Provide timely responses to all underwriter and processor inquiries
• Use a lender-approved title company or attorney
• Have no material changes in income, property, or credit profile during the process
• Schedule the closing within a standard timeframe (7–21 business days depending on loan type)
3. Exclusions and Limitations
This Guarantee does not apply in the following circumstances:
• Delays caused by borrower inaction or third parties (e.g., appraiser, title company, insurance)
• Natural disasters, force majeure, or events beyond our reasonable control
• Government or regulatory delays (e.g., zoning, permit approval, background checks)
• Changes made to loan structure or terms after underwriting approval
4. Guarantee Credit Details
If the Guarantee is triggered, the borrower will receive a credit of up to $1,000, applied at closing or refunded post-close within 30 business days. The credit may not be combined with other promotions or converted into cash.
5. How to Submit a Claim
Eligible borrowers must notify us in writing at closingsupport@atlantabestfixandfliploans.com within 5 business days of the missed closing date. Claims are subject to review and require documented proof of all eligibility requirements being met.
6. Modifications to the Guarantee
Atlanta Best Fix and Flip Loans reserves the right to modify, suspend, or discontinue the Guarantee at any time without prior notice. Any such changes will not affect previously confirmed transactions.
